Texas heat and humidity clog condensate lines fast — a backed-up line means a soaked ceiling. We clear and flush it before it overflows the pan.

The routine jobs every Texas house needs and every homeowner forgets — handled twice a year, timed for the seasons that matter: once heading into summer, once after.

Spring

Pre-summer tune-up

The full list — drain line, filter, vent covers, dryer vent, disposal, detectors, attic — before your AC works its hardest.

Fall

Post-summer check

Drain line re-flushed, fresh filter, detectors tested, and a quick once-over to catch anything the summer left behind.

Straight about what we do — and what we don’t.

Texas doesn’t issue a general handyman license, and we don’t perform work reserved for licensed plumbing, electrical, HVAC, or irrigation contractors. If your job needs one of those trades, we’ll tell you directly and point you somewhere sensible — no upsell, no runaround.

Detector work is scoped as replace and test, put in writing on every visit — never sold as an inspection or a certification. Clear scope is how you avoid the surprises that make home services frustrating in the first place.

Questions homeowners actually ask

How soon can you come out?

Most one-off jobs are booked within two to three days. Plan visits are scheduled on your yearly cycle — and we set the next one before we leave, so it never slips.

What’s the difference between booking à la carte and the plan?

À la carte, you call when something needs doing and pay the flat rate for that job. The plan bundles these jobs into two scheduled visits a year — a full spring tune-up and a fall check — at a lower combined price ($349 vs $498 for two single visits), with filters and batteries supplied — and it takes the remembering off your plate.

Do you work on rental properties?

Yes — the plan suits landlords well. Documented yearly maintenance helps with tenant disputes and insurance claims, and we can send the visit summary to you and the tenant separately.

Do you charge a trip fee or extra for weekends?

No trip fee, and the flat rate is the same whichever day we come out. What we quote is what you pay.
